What Is Your South Bay Home Worth Heading Into 2027?

If you've been peeking at what your house is worth (maybe at 10pm, maybe with a glass of wine, maybe both), you're in good company. Here's what I'd tell you over coffee about where things are headed.

The big picture: steady, not dramatic

The California Association of Realtors (C.A.R.) just released its 2027 forecast. Here's the short version:

California median price, 2027
$894,400
+1.4%

After a projected +0.8% in 2026 ($882,200).

Existing home sales, 2027
277,900
+3.7%

Forecast units, up from a projected 268,100 in 2026.

30-year mortgage rate
6.6%

Average forecast for both 2026 and 2027.

Redondo Beach typical value
$1.47M
+2.8% vs. last year

Zillow estimate, all home types, as of August 2026.

Translation: not a rocket ship, and not a crash. A steady market, with a little more movement than this year. The first three cards are C.A.R.'s statewide forecast; the Redondo Beach card is a local estimate from Zillow.

The South Bay is its own animal

Statewide numbers are the weather map for the whole state. Your street is your actual weather. That's why a Redondo Beach number, a Torrance number and a Palos Verdes number can all look different, and why none of them is really your number.

Why your number isn't the average

An average can't see your house. What moves your value is much more specific:

1

Street and lot. South Bay values can change from one block to the next.

2

Condition. Updated systems and a well-kept home read very differently than deferred maintenance.

3

Layout. Bedrooms, a real office, flow. It's what move-up families are shopping for.

4

Recent nearby sales. Similar homes that actually closed, not asking prices.

5

Timing. Your plan works best when you work backward from the date you want to be settled.

And no, the online estimate doesn't count. It has never walked through your kitchen.

What this means if you're moving up

Your home's value is only half of the picture. Your next home's price matters just as much. If both move modestly, the gap between them is what your move really costs. That's why I like to look at both numbers together.

Quick answers

Questions I Get Asked a Lot

How much is my South Bay home worth?

The only way to know is to look at similar homes nearby that actually sold recently, and factor in your street, condition and layout. Online estimates have never walked through your house. Call or text Chelsea at 310.995.2310 for a real number.

Will South Bay home prices go up in 2027?

The California Association of Realtors forecasts a modest statewide gain of 1.4% in 2027, with home sales up 3.7%. Forecasts are not promises, and South Bay values vary from street to street, so your home's number depends on your specific home and recent nearby sales.

What affects my home's value the most?

Street and lot, condition, layout, recent nearby sales, and timing. An average can't see your house, which is why a comparison to similar homes that recently sold matters more than a citywide number.

Want your real number?

Call or text me, and I'll look at what similar homes nearby have sold for and give you a real number. No pressure, no pitch. I've got your back.
