Is the South Bay Housing Market Crashing? What Redondo Beach Move-Up Buyers Should Know
Right before the 2008 crash, I helped a buyer purchase a home in the Hollywood Riviera in Redondo Beach. Literally right before. I'd love to tell you we planned it that way.
They were sure they'd bought at the exact top of the market, and when prices fell, they were heartbroken. Of course they were.
But they had a good job, a mortgage they could comfortably pay, and a home they loved. So they did the least exciting thing possible: they stayed.
I think about that couple every time the news gets loud. And lately, it's gotten loud.
What's happening nationally
Prices are softening in a few places. According to Realtor.com's September 2026 report, 20.8% of listings nationwide have a price cut, the highest September share since 2018. Austin's list price per square foot is down 8.4% and Tampa's is down 6.0%. Cotality's latest data shows Texas down 0.8% year over year and Colorado down 0.7%. Nationally, prices are still up 1.4%.
What's happening in the South Bay
We're not seeing the same thing here. Per Redfin's August 2026 data:
Median sale price. Homes took a median of 44 days to sell and closed at 99.7% of list price.
Median sale price. Homes took a median of 49 days and closed at 99.5% of list price.
Closing at 99.7% of list price means sellers aren't slashing prices to get deals done. Prices here are steady, not falling.
The two-question gut check I give every nervous buyer
Will you be comfortable in this home for the next 5 to 10 years? Not perfect, comfortable. Room for the kids, a spot for the home office, a payment that doesn't keep you up at night.
Can you hold on to it? If yes to both, a dip in another city is a headline, not a problem. My Riviera buyers never timed anything. They just held on.
One more check for peace of mind
Look at what the home could rent for, and make sure the rental market could cover your mortgage. If it can, you have a backup plan whatever the market does. If you'd be way overpaying compared to what rentals support, that's the time to pause and rethink. That's not fear, it's just good math.
