Most of us could tell you what's in our checking account within a few hundred dollars. We know our 401(k) balance, and we have a rough idea of what's in savings.
Then there's the home. For most families it's the biggest asset they own, and most people have no idea what it's worth today.
That's not a criticism. Your house doesn't send you a monthly statement. You bought it, you moved in, life happened, and the number you remember is the one on your closing paperwork. But that number stopped being accurate a long time ago.
Why it matters, even if you're not moving
Knowing your home value isn't only for people about to list. It's part of knowing where you stand. It affects:
- Your equity. That's real wealth you've built just by living there and paying your mortgage.
- Your options. Whether that's refinancing, a remodel, helping a kid with college, or moving up to a bigger home when the time is right.
- Your planning. You wouldn't build a financial plan without knowing your account balances. Your home belongs in that picture too.
What a real home value check looks like
An online estimate is a starting point, but it doesn't know about your remodeled kitchen, your street, or what actually sold around the corner last month. A real check looks at what's selling nearby right now, and then puts it in context:
- What you paid and when
- What it's likely worth today
- How much equity you've built since closing
- What that means compared to what you actually put down
That last one surprises people. When you compare your gains to your original down payment and not the full purchase price, the return is often much bigger than they expected.
